As a leading company in the building services industry, the owners of BXR Gym had no doubts about trusting us with the project management for the mechanical and electrical sides of the build. This included working drawings and site liaison.
Within the mechanical installation Hensall specified and installed a low-temperature hot water boiler, increasing the building’s efficiency and economy significantly. The building’s ventilation and air conditioning systems, which included variable refrigerant flow (VRF) air conditioning were installed throughout to maintain a cool temperature even during peak training hours. Finally, adequate ground drainage using condensate drainage were installed.
On the electrical side of the project, Hensall installed all main and sub-distribution systems. As containment systems were visible, it was imperative that they were fitted to the highest standard to maintain the premium aesthetics of the facility. Hensall installed several diverse forms of lighting throughout BXR, including energy efficient decorative, emergency, and external fittings. These were linked to a central Dali control system with scene setting for various times of the day and events. The management of the installation of the security for the building was covered within the package, which includes the installation of fire alarms, CCTV, and door access systems.
BXR is in a busy area of Marylebone with delivery restrictions and access issues. As a result, the team were met with a number of challenges that had to be overcome. Due to the gym being below a residential development, noise reduction was imperative. Hensall had to adapt and confined the drilling to certain hours of the day. Coordination with the landlord over all aspects of the development was key to the delivery of BXR, especially due to the tight programme.
